Welborne homes

The Beautiful Garden Village

A place with its own identity underpinned by the Garden City ethos and drawing from local and traditional architectural references.

Tree-lined streets with wide verges lead to front gardens, enduringly popular and central to the principles of the Garden Village movement.

Over 50% of Welborne will be green space, with no home more than 300 metres away from publicly accessible space. A further 20% of the overall development will be made up of private gardens.

The first phase

Welborne’s carefully considered design will result in the early establishment of a complete community ecosystem of schools, shops, business premises, healthcare, playgrounds and public transport, along with parks and open space.

A network of 12 miles of pedestrian and cycle routes incorporated into its streets encourage walking and cycling at Welborne.

The Architect Designers

Ben Pentreath and Kim Wilkie have created Welborne using a set of ‘Design Codes’ that incorporate the character and principles of the Garden City movement in Welborne’s built form and the surrounding landscape.

The Build Partners

Thakeham, CG Fry, and Pye Homes Blenheim have been selected for their experience and reputation for building high-quality, timeless homes.

Homes will be traditionally built but designed to be sustainable and meet the technological advances of the future: beautiful traditional character on the outside; practical and modern on the inside. Energy efficient, heated by water source pumps and connected to high-speed fibre network.

The Village Centre

A village centre is being built alongside the first 700 homes, and will include cafes, independent shops, village hall, pub/hotel, Doctor’s surgery and pharmacy. Enabling works have started with foundations commencing in 2026.

Community facilities

Three primary schools and one secondary school in addition to healthcare and leisure facilities will be built at Welborne. These will be built alongside our homes to ensure a community atmosphere for the very first residents.

Shops and jobs

Welborne will be home to up to 10,000 square metres of retail space and over 100,000 square metres of business floor space providing the opportunity for a variety of employment roles for both people living at Welborne and beyond.
