new homes now available at Welborne Garden Village following public launch

Following the full site launch this weekend, the second wave of homes is now on sale at Welborne, the new generation sustainable garden village located between the South Downs and the Hampshire coast. This offers homebuyers a new selection of high-quality homes in a community designed to thrive and endure for years to come.

Delivered through an innovative joint venture with Buckland, the Master Developer of Welborne, the new wave of homes has been constructed by two independent housebuilders CG Fry & Son and Pye Homes, with a focus on quality, legacy, craftsmanship and attention to detail. 100 appointments were booked over the Spring Launch weekend, demonstrating the strong demand for these homes. CG Fry & Son is one of the leading regional housebuilders in the south of England and has delivered more than 1,000 new homes at Poundbury, the Duchy of Cornwall’s new town in Dorset, since construction started in 1993. Pye Homes has been building homes and communities in Oxfordshire for nearly a century, and is the development partner of Blenheim Estates.

The new properties available include 2-bedroom apartments and 2–4-bedroom houses, ranging from 947 to 1738 square feet, with prices starting from £420,000. This latest wave follows the earlier launch of homes by partner housebuilder Thakeham, announced in May last year, which have now welcomed residents with the first Welborne community beginning to form.

Inspired by the Edwardian Garden Village movement and following the Design Code set by the award-winning Town Architect Designer Ben Pentreath OBE, the homes recreate the much-loved architectural characteristics of Hampshire’s historic market towns such as Alresford, Stockbridge, and Wickham. All homes will benefit from a state-of-the-art water source energy network to reduce carbon emissions, integrated EV charging, and 1 gigabit fibre broadband for future-proof connectivity. Designed by Landscape Architect Kim Wilkie CBE more than half of Welborne will be publicly accessible green space, with tree-lined streets, woodland, parks, orchards, play areas, cycleways, and pedestrian and running routes.

A village centre, delivered by Thakeham, will be built within the first construction phase, and will include a primary school, GP surgery, nursery, shops, cafés, village hall, and a pub/hotel, creating a strong sense of community from the outset as well as early access to essential services. Along with Homes England, Buckland Group has also invested in the M27 Junction 10 upgrade to improve connectivity and traffic flow to and from Welborne and the wider region.

The Edwardian Garden City movement promoted the building of sustainable, thoughtfully designed communities that are close to nature but are still well-connected and able to embrace the conveniences of modern life, placing the health and social well-being of residents at the forefront. Welborne is following in this tradition with a holistic design that is creating sustainable economic, environmental and social value which will last for generations.

Welborne will ultimately be home to 15,000 people, supported by four new schools, healthcare facilities, sports and leisure amenities, a range of retailers, and a science and technology park, creating thousands of jobs in a thriving new community.
