Welborne - Village Centre

Welborne Garden Village is all about delivering a new place to live alongside social and physical infrastructure such as improved roads, new schools and health facilities.

The philosophy of Welborne is to be self-sufficient in terms of facilities, jobs and education. All the facilities that are planned are linked to the rate at which the homes are built. This is designed to be carefully managed so that the right facilities are available to new residents at the right time.

There are no changes to the timescales which require the school or GP surgery to be built. They will be delivered in accordance with the planning consent and what was enshrined within the legal agreements attached to it.

All parties are aligned. Planning permission has been granted for the first primary school, currently due to open for the 2029/30 academic year. Hampshire County Council will keep the timing under review to ensure it reflects demand. The school needs sufficient pupils to operate sustainably and will grow with the community.

Wickham Surgery has agreed to serve residents of the first 690 homes and the Welborne GP surgery will be operational when that threshold is reached.

With large projects like Welborne, we constantly review how many homes are sold and feed this back into the delivery programme. The UK housing market is in a poor condition and is delivering a fraction of the homes that were originally forecast. Despite this backdrop, we have a growing community of residents, with more sales in the pipeline and significant interest as we approach the busy Christmas and New Year period.
